Every figure in that table is an inference applied to an inference. None of it is a developer quote, and all of it should be discarded the moment a real cost sheet appears. Two qualifications belong with it. The 4 BHK row is the weakest: no project on this road currently offers above 3 BHK, and this format may launch as a 3.5 BHK or not at all. And there is no 1 BHK row because the developer's own live project registry shows no 1 BHK anywhere in its book, in any city.
Budget — plan the total outlay, not the base price. Base cost is rate multiplied by size, and it is not what you pay. The all-in column above applies a derived multiplier of 1.20 to base: a loading of about 1.13 for club, car park, amenity and floor-rise charges, observed empirically at a large-format project on this corridor rather than assumed as a rule of thumb, combined with Karnataka stamp duty, cess and registration of roughly 6.6 per cent. Plan at 20 to 23 per cent over base rather than at exactly 20. GST on an under-construction purchase, a heavier charges schedule than the one that loading was measured on, khata and legal costs all sit inside that margin. Fit-out sits outside both figures and should be budgeted separately.
Funding. If you are borrowing, the Reserve Bank of India caps the loan-to-value ratio at 75 per cent on home loans above Rs 75 lakh. At the indicative bands above, a 2 BHK sits either side of that threshold — a loan on it stays under Rs 75 lakh at the midpoint, so the 80% ceiling and a 20% margin apply, and it crosses into the 75% ceiling at the top of its size and rate band. Every 3 and 4 BHK ticket is well past the threshold. Plan for an own-funds margin of a fifth of the property value on the 2 BHK and a quarter on the larger configurations, plus the entire tax and charges stack, which no lender funds. There is also nothing to draw down against yet: a sanction follows the RERA registration and the sale agreement, and neither exists. Use the interval to get an in-principle sanction on your own income rather than on the project.
Timeline — and be honest with yourself about it. Urbanrise has not announced a launch date or a possession date for Urbanrise Begur Koppa Road. Both will be published here as soon as the developer confirms them. No year can be quoted, because a possession date becomes binding only when it is declared in a RERA registration and this project has none. For scale rather than as a forecast: the nearest under-construction apartment project on this road, launched in 2024, carries a February 2030 possession date. If you need to occupy a home by a fixed date, a registered project with a filed completion date is the better fit today, and we will say so.
Before you commit
Seven checks, in roughly this order. None of them requires our help, and all of them are worth doing yourself.
1. Verify the K-RERA registration when it is issued, and read the number properly. Go to rera.karnataka.gov.in and open the registered-projects search. A genuine Karnataka project registration begins with PRM/KA/RERA/ and contains the segment /PR/. A number containing /AG/ is an agent registration: it certifies a person or a brokerage, never a project, however confidently a listing page presents it. As of 12 August 2026 the Karnataka register returns no entry for this project under any Urbanrise entity, so any registration number quoted to you for Urbanrise Begur Koppa Road today belongs to something else. Two specific traps are already in circulation. There is one genuine Urbanrise project registration in Karnataka, and it belongs to a different Urbanrise project at Gangasandra off Kanakapura Road. And a number carrying the /AG/ segment has been seen attached to the Alliance name; it is agent-class and is held by an unrelated company with a similar name. Neither applies here. When a certificate is finally issued for this parcel, check that the project name, the land extent, the unit count and the declared completion date on it match what you were shown.
2. Confirm the promoter entity on the sale agreement. Urbanrise Begur Koppa Road is a development by Urbanrise, the residential brand of Alliance Group, which builds through Alliance Infrastructure Projects Private Limited (CIN U07010KA2004PTC034414), a Karnataka-registered company incorporated in 2004 with its registered office at 243, 19th Main Road, Sector 4, HSR Layout, Bengaluru 560102. Urbanrise itself is a brand, not a legal person, so expect a company name on the paperwork rather than the brand name. The group holds land in Karnataka through several special-purpose entities and which of them holds this parcel is not publicly known, so the name on the certificate is not predictable in advance. What matters is not which name appears but that the same party appears in all three places: the promoter on the RERA certificate, the promoter on the sale agreement, and the owner of record for the survey numbers.
3. Ask for the survey numbers, and check the parcel identity and the PIN. No survey number for this parcel is in public hands, and the coordinates used on this site are the school's, not the project's. Ask for the survey numbers and the khata extract, and match them against the sale agreement and, later, the RERA certificate. Check the PIN on those documents rather than assuming the road carries one: this end of Begur Koppa Road is 560105, which is the pin published in Candor International School's own address and an Anekal-block code in the India Post directory, but the code does change along this road — Begur proper, roughly 7.8 km north, is 560068 and a different belt entirely. If a document or a listing quotes 560083 for this parcel, question it: India Post lists that code as the Bannerghatta and Gottigere delivery area, roughly 5 km west across a different set of villages.
4. Ask which authority sanctions the plan, and get the answer in writing. This is genuinely unresolved and this site asserts nothing about it. Reverse geocoding the anchor returns Bangipura, Koppa, Anekal, Bengaluru Urban, and an OpenStreetMap boundary query over the same point finds no municipal-corporation polygon at all, only gram-panchayat village boundaries. As area context, the belt is planned through the Anekal Planning Authority under the Anekal Local Planning Area Master Plan 2031. BBMP's own road-widening tender for this stretch is titled "Widening of Begur Koppa Road (from Begur to BBMP limits)", which is positive evidence that the municipal boundary runs along this very road somewhere between Begur and Hullahalli — but not evidence of which side of it this parcel falls on. The practical consequences are worth pricing in either way: khata and building-plan processes, the property-tax regime, and whether there is any corporation storm-drain or road-maintenance budget behind the frontage all turn on that answer. A seller who cannot produce a document for it should not be asserting it verbally.
5. Ask about water in writing, and do not accept a verbal answer. This is the largest liveability variable at this address, for two reasons set out with their evidence on the amenities page: the parcel is outside the Cauvery Stage V supply boundary, so a piped municipal connection cannot be assumed, and it is inside a groundwater unit the Central Ground Water Board classifies as over-exploited. Ask for the source mix, the days of storage, the sewage treatment plant capacity against the projected demand, whether treated water runs the landscape irrigation, whether tanker supply is budgeted into the maintenance charge, and whether the plumbing is built Cauvery-ready for a connection that may or may not arrive.
6. Do not accept the road widening as a commitment. Begur Koppa Road is roughly a 30 ft carriageway. The BBMP scheme to widen it has been on the books since 2015 and was reported stalled in October 2020, when landowners refused the Transfer of Development Rights offered as compensation, with no public update since. It is a proposal, not a commitment, and no completion date attaches to it. If a seller presents it as upcoming infrastructure, ask for the notification and the current tender status in writing, and underwrite the road as what it is today.
7. Check the name, and check the source. Urbanrise routinely launches under working codenames that it later replaces, so this project may reach the market under a different marketing name; if the name on a document does not match the name you searched, that is not by itself a red flag, but the survey numbers and the promoter entity must still match. On sources: urbanrise.in is the brand's own site and alliancein.com is the parent corporate site. Several other domains carry the Urbanrise name without being operated by the company, including channel-partner and lead-generation microsites, and portfolio lists taken from them do not survive checking. Aggregator listings are useful as a price signal and are not a source for project identity — identity is carried by the RERA number and the sale deed, not by a listing page.

Those coordinates are Candor International School's pin, not the project's. "Opposite" can mean several hundred metres in either direction along the road, and every distance published on this site was computed by driving route from that anchor, so all of them inherit the same approximation. It is the best anchor available and it will be replaced the moment the project's own pin or survey numbers arrive.
Navigate to the coordinates rather than to a name. "Koppa" on its own resolves to Koppa in Chikkamagaluru district, several hours away, so always search the full "Begur Koppa Road". Do not navigate to Begur or to PIN 560068 — that is the northern end of the same road, about 7.8 km away, a different belt with a different price band. And Hullahalli needs to be bound to Bangalore in any search, because Bangalore district has no post office of that name at all, while the Hullahalli sub-office India Post does list, 571314, is near Nanjangud in Mysuru district.
Two things are worth planning into a visit. The first is the road itself: see the frontage and the school gate at school-run hours, then drive 1.7 km north to the Neeladri Road junction, which is the practical daily route east — the western gate of Electronic City is 5.2 km from that junction, roughly 9 minutes free-flow, and it avoids the Hosur Road service-road queues entirely. Jigani Industrial Area, 6.7 km away, is the closest large employment cluster of all, and Hullahalli village centre is 1.4 km.
The second is what is not close. No metro station is within walking distance and none is planned to be: the nearest operational station is Electronic City on the Yellow Line, about 7.6 km by road, and there is currently no feeder bus or last-mile service from Hullahalli to any of them. Everyday retail is thin — the nearest large-format grocery is 8.2 km, the nearest malls 8.8 and 9.6 km, and the nearest quaternary hospitals 10.6 to 11.5 km. Kempegowda International Airport is 55.4 km, about 61 minutes free-flow and considerably more at peak, so allow an hour and three quarters or more. A visit is the cheapest way to decide whether that trade — a school-anchored, township-scale address at a village-boundary price, against a genuinely car-dependent daily routine — is one you are willing to make.
